How student lets differ from standard rentals
- Joint & several tenancy — every named tenant is liable for all the rent, not just their share. If one tenant doesn't pay, the others are on the hook.
- Guarantors usually required — most students can't pass income referencing on their own, so a parent signs the guarantor form.
- Council tax exempt — full-time students living together pay no council tax (one form per academic year).
- September > January > June rhythm — standard tenancy length is 12 months starting around the academic year.
